Real Estate Market Record

The Real Estate Market Record is a multi-purpose, public database on concluded sales and rental real estate transactions. It is managed and maintained by the Office for Mass Real Estate Valuation at the Surveying and Mapping Authority of the Republic of Slovenia. The database was established at the beginning of 2007. In the same year, public access to the recorded data was also enabled, and the Surveying and Mapping Authority of the Republic of Slovenia started publishing reports on the Slovenian real estate market.

Statement

The sources of data are: The Financial Administration of the Republic of Slovenia for sales of real estate for which the real estate sales tax has been charged, and for lease transactions with buildings and parts of buildings that are leased by natural persons to natural persons, sellers, bankruptcy administrators and courts for sales of real estate for which value added tax (VAT) was levied, landlords - legal entities for lease transactions with buildings and parts of buildings, and lessees of a legal entity that rent buildings and parts of buildings from natural persons. The data of real estate market provided by different users are geolocated with the centroid of a transaction, which is determined when the data is entered in the record. The centroid of a transaction is calculated automatically on the basis of real estate centroids (parcels or buildings) that are listed in the business. Centroids of real estate are taken over from land cadastre and cadastre of buildings. If there is more real estate in the business, the centroid of a transaction takes over the centroid of the first mentioned real estate which is the subject of the transaction.

Timing: Data about transactions relate to the time of the transaction. Data providers are obliged to report about concluded transactions by the 15th of the month for the previous month.

Complete logical consistency: The data are consistent within a logical database model, which does not allow the input or forwarding of data that are not provided in a predefined schema. It is not possible to enter real estate identifiers that does not exist in the original records of the land cadastre and building cadastre.
